How to Get Rid of Ticks in Your Yard (yard zones and tick-safe landscaping)
Cut tick habitat at the wood edge, manage deer and mice, and time an acaricide for late spring. Personal repellent is a separate job.

The short answer
You reduce ticks in a yard the same way you reduce mosquitoes: by making the parts you actually use inhospitable, and then dealing with the wildlife that brings the rest in. Mow, prune, and clear leaf litter so the lawn and the play area dry out. Keep a wide mulch or gravel barrier between the lawn and any woods, and place play equipment away from the wood edge. Stop feeding deer, rodents, and the birds that drop ticks at the feeder. Use an acaricide only if a yard is in a known tick area, only on the perimeter and the wood edge, and time it for late spring (nymphs) and fall (adults). Personal repellent is a separate job, and it protects the person, not the property.
Where ticks actually live in your yard
Ticks are not everywhere, and that helps. In most residential yards, ticks are found in three predictable zones, and the open lawn is a much smaller risk than people assume.
The first zone is the wood edge. CDC notes that ticks are “in grassy, brushy, or wooded areas, or even on animals,” and that “many people get ticks in their own yard or neighborhood.” Ticks concentrate where the lawn meets the trees, not out in the open.
The second zone is any area with leaf litter, tall grass, brush piles, unmowed field edges, dense groundcover, or stone walls. Cornell IPM recommends making active areas “as open and sunny as possible,” with overhanging branches pruned, lawn mowed, leaf litter cleared, and dense groundcover limited. Lone star and other tick species tolerate more sun than blacklegged ticks, but the same cleanup cuts every species.
The third zone is wherever wildlife rests, beds, or feeds. Stone walls, woodpiles, brush piles, and bird feeders attract the small mammals and deer that carry ticks onto the property. Cornell IPM: “Keeping bird feeders, garbage cans, stacked firewood, and other items that attract wildlife far away from the home may minimize the possibility of ticks being carried into your yard.”
If the property is mostly open lawn with a clean edge, tick exposure is much lower than the fear suggests. If it backs up to woods, has an unmowed edge, and hosts a bird feeder near the patio, exposure is much higher.
Host management: deer, mice, and the things you do about them
Blacklegged ticks in the nymphal stage, which are the main transmitters of Lyme disease, pick up the bacterium from white-footed mice and other small mammals. Adult blacklegged ticks feed on white-tailed deer, which do not carry Lyme disease but produce the next generation. Penn State Extension is direct: “Excluding deer may reduce the number of egg-laying adult black-legged ticks.” The same page recommends exclusion “through the use of fencing and deer-resistant plantings.”
Practical moves that matter:
- Pull bird feeders, or move them well back from the parts of the yard where people sit and where children play. Penn State: “Discourage customers from feeding birds near the areas family members use the most.” The same page explains that feeders draw in deer and white-footed mice, the animals that carry ticks, for the spilled seed.
- Stack firewood neatly, off the ground, and as far from the house as practical. The same logic applies to brush piles. Cornell IPM lists stacked firewood alongside bird feeders as wildlife attractants.
- Seal stone walls and other small-mammal habitat, or keep them out of the active zone. Penn State recommends “discourag[ing] rodent activity by keeping grass, brush, and weeds trimmed, cleaning up leaf piles, and sealing stone walls.”
- If deer browse in the yard every night, a real deer fence, tall enough that deer cannot jump it, reduces both tick input and plant damage. A short decorative fence does not exclude deer. Cornell IPM notes that deer fencing “may also reduce the number of ticks on a property, but does not exclude other hosts such as small mammals that can transport ticks,” so it is a partial answer.
Yard acaricides: when and how they fit
An acaricide is a pesticide targeting ticks. The University of Maine Cooperative Extension Tick Lab lists the active ingredients most often used in residential tick management: bifenthrin, carbaryl, cyfluthrin, deltamethrin, lambda-cyhalothrin, permethrin, and pyrethrin. Some of these, including lambda-cyhalothrin and deltamethrin, are restricted to commercial use, so only licensed applicators may buy or apply them. Maine is direct: “Many of these products are for use by licensed applicators only.” Penn State adds a licensing note specific to its state: tick management requires a Category 16 Public Health Invertebrate Pest license, separate from the Category 7 Lawn and Turf license a typical lawn company carries. The licensing category differs by state, but the principle is the same.
Timing matters. Maine notes that chemical control is “best suited for deer ticks in the nymphal stage,” the stage most likely to transmit Lyme disease, and puts the optimum window to treat nymphs at roughly mid-May through mid-June, before populations reach their peak. A fall application targets adult deer ticks. Treatment only makes sense when ticks are actually present in numbers worth treating.
Where to apply also matters. Penn State recommends that on residential properties known to have blacklegged tick issues, a perimeter spray of a registered acaricide be applied per the label. Perimeter means the tick habitat - the wood edge, brushy borders, ornamental plantings, and stone walls - not the open lawn. A broadcast spray over the open lawn is wasted. The active ingredients above are toxic to bees, fish, and other aquatic life, so a perimeter treatment has to follow the label, avoid drift over flowers in bloom, and stay clear of water.
For most yards, landscaping changes plus host management come first. An acaricide adds a margin of safety in a known tick area. It is not a substitute for the rest.
Personal protection and the dead-end products
What you wear and what you put on your skin is its own layer. EPA registers skin-applied repellents with active ingredients that include DEET, picaridin, IR3535, oil of lemon eucalyptus, PMD, and 2-undecanone. Permethrin is registered for treating clothing and gear, not for application to skin. The CDC’s standing advice for time in tick habitat is to wear long sleeves and pants, tuck pants into socks, do a full-body tick check after coming inside, and check pets the same day.
Skip these common dead ends:
- Ultrasonic tick repellers. There is no evidence they reduce tick bites, and EPA has no registered tick-repellent product that works by sound.
- Garlic, vitamin B, or essential-oil dietary supplements. Studies have not shown these to reduce tick bites.
- “Natural” patches, bracelets, or single candles worn or carried on the body. These give a false sense of protection in real tick habitat.
- A generic “mosquito” yard spray assumed to cover ticks. A barrier spray aimed at mosquitoes does not always include an acaricide. Read the label.
The mistake most people make
Most tick encounters happen because the active part of the yard is too close to the wood edge, not because the lawn is overrun. The usual response is to spray the lawn. Cornell IPM puts it plainly: “treating individual properties may not reduce tick encounters or the incidence of disease,” and encounters often happen in non-treated locations on the property, such as a ball chased into the back woods. Spraying the open lawn without fixing the edge and the wildlife access is rearranging deck chairs.
Reverse the order. Walk the property. Mark the wood edge. Move the play set, the sandbox, and the seating away from it. Mow, prune, and clean the leaf litter along the edge. Pull the bird feeder. Stack the woodpile at the back of the lot. Add a three-foot barrier of wood chips or gravel between the lawn and the woods, as CDC recommends. Then, if ticks are a known local problem, treat the wood edge with an acaricide labeled for that use, applied per the label.
When to call a pro
Hire a licensed pest professional for the acaricide application if a yard is in a known tick area and the homeowner wants the treatment done by someone whose license specifically covers ticks. Ask which license category the applicator holds, which active ingredient is being used, where it will be applied, and how pollinators and water will be protected. A generic lawn company may not be the right fit.
A public health authority is the right contact when tick-borne disease risk is elevated in a neighborhood, when property backs onto land the homeowner cannot manage, or when a deer or rodent problem is beyond what a fence or cleanup can fix. State health departments and university extension offices track local Lyme disease and other tick-borne disease reports and can advise whether a broader program is in place.
Keep them out
- Mow the lawn through the growing season and clear leaf litter along the wood edge.
- Keep a wide mulch or gravel border between the lawn and any woods, and move play equipment away from the tree line.
- Pull or relocate bird feeders, and stack firewood well away from seating areas.
- Treat wood-edge habitat with an acaricide only when ticks are confirmed in the area, only on the perimeter, and only by someone licensed for tick work.
- Do daily tick checks after time outdoors, check pets the same day, and remove any attached tick promptly with fine-tipped tweezers.
